Two McKinneys
For most of the 20th century McKinney was a county-seat town: 10,560 people in 1950, 21,283 in 1990. Then it took off, reaching 54,369 in 2000, 131,117 in 2010 and 195,308 in 2020. So the city has a small core of older houses around downtown, including two historic districts, and a very large ring of homes built since 1990. Those two groups often need different repairs: older crawl-space homes tend toward pier and beam work, newer ones toward slab repair.
The city's rules, briefly
- Leveling, piers, footings, shimming and floor system replacement all count as foundation repair.
- The application needs an engineer's letter and drawings, including a note on plumbing tests.
- A Final Engineer's Report is uploaded to close the permit.
- The residential foundation repair permit fee is $75 (effective October 1, 2025).
