Angi puts the national average for foundation repair at about $5,174, with most homeowners paying between $2,225 and $8,133. That average hides a wide spread. Nobody publishes a McKinney-only price list, so here are two national cost guides side by side. They measure things differently and don't always agree. That's useful in itself: it shows how much the scope of a job moves the price.

Why the two guides differ
- Slab jacking: one guide's range tops out at $1,300, the other's starts at $4,500. Likely they're pricing very different job sizes. Ask any contractor how much area is being lifted.
- Piers: HomeGuide prices steel piers per pier and gives a whole-job range. Angi's table doesn't say whether its range is per pier. Pier jobs are usually quoted by the number of piers, so count them on the quote.
Costs that are specific to McKinney
- The city permit fee: $75 for a residential foundation repair permit (fee schedule effective October 1, 2025).
- Engineering: the city requires an engineer's letter and drawings up front and a Final Engineer's Report at the end. Ask whether both are in the quote.
- Plumbing tests: the engineer's letter must say whether affected water, sewer or gas lines need testing. If they do, ask who pays for it.
A worked example
Say a quote calls for 12 steel piers. At HomeGuide's $1,000 to $1,600 per pier, the piers alone would be $12,000 to $19,200, before the engineer, permit or any plumbing test. That's our arithmetic on a published range, not a price anyone has quoted.
In proportion
The Census Bureau puts the median value of owner-occupied homes in McKinney at $471,800 (2020 to 2024). A repair in the five-figure range is a real expense, but it's a small fraction of that. Getting it priced and specified properly matters more than getting it done this week.
